Chicago Naperville Dryvit Inspections

Exterior Insulation Finish Systems (EIFS) or commonly known as Dryvit or Synthetic Stucco is an exterior cladding used on residential and commercial/industrial properties in the US since the 1960’s. These systems have superior energy efficiency and endless design flexibility.

There are basically two types of EIFS Systems. The new Drainage Systems or Water Managed Systems available since 1996 and the older Barrier EIFS Systems. These are both good systems as long as they are installed correctly and maintained properly.

Unfortunately that doesn’t always happen and can result in damage to the substrate behind the EIFS and mold and mildew issues.

Whether it’s a home or real estate investment, property can be one of the most important transactions you will be involved in. Make sure you protect your investment with an EIFS inspection.

All the major manufacturers Dryvit, Senergy, and STO recommend regular inspections and maintenance on there EIFS Systems.

Usually, there are very few visible “signs,” especially to the untrained eye. This is why inspection and testing are so important.

EIFS systems should be inspected every couple of years to insure no major problems are developing behind the EIFS system.

Most problems I find are a result of improper EIFS installation and/or the lack of maintenance. All exteriors need to be maintained properly.
