What is Stucco?
The term “stucco” is used to describe a type of exterior plaster applied as a two- or three-part coating directly onto masonry or applied over wood/metal lathe to a log or wood frame structure. Stucco is applied wet and hardens to a very dense solid. Stucco is valued as a siding material for its attractiveness and durability and is a relatively low-maintenance (not maintenance free) exterior finish.
Why Have a Stucco Inspection?
Stucco is a reservoir system which means that water will penetrate stucco. Due to stucco’s permeability, adequate flashing and proper installation are paramount. As you can imagine, if the stucco is installed incorrectly, this moisture can cause big problems.

Three Levels of Stucco Inspections
Although typically performed at the same time, the stucco inspection process is broken down into three separate levels.
Level 1: Siding Identification
Determines the type of stucco siding present on the building and any conditions that may affect the inspection process. This inspection may include some details regarding siding installation deficiencies, however, it is not a detailed inspection concerning improperly installed siding or moisture penetration.
Level 2: Non-Invasive Inspection
Includes visual identification of areas of physical damage and improper installation, including:
Window and door frames
Flashings and exposed edges for proper caulking or installation
Siding penetrations: hose bibs, utility systems, wires, electrical, plumbing fixtures, etc.
The purpose of the Level 2 inspection is to detail the deficiencies observed regarding the installation of, or damage to, the stucco siding only. Further non-invasive evaluation for moisture penetration is possible using specialized equipment such as infrared technology.
Level 3: Invasive Inspection
This is a visual evaluation plus penetration of the siding in areas identified as high risk with specialized probes to contact the substrate for the possible presence of excessive moisture. Drill and core sampling is performed in an obstructed view to perform the moisture testing in the proper methods. The drill and core holes are then filled with a non-shrinking stucco patch material and/or caulk, color matched as close as possible, to seal and protect holes from further damage.
